Traditional lime mortar for older buildings
Local Pointing & Roofing focuses on traditional lime mortar because many older buildings were designed to breathe. Lime mortar has been used for centuries, allowing moisture to evaporate through the joints rather than becoming trapped within the wall.
This breathability, combined with its natural flexibility, helps older masonry cope with movement and weather changes with less cracking. It is especially appropriate for listed buildings, Georgian properties, Victorian homes, stone cottages, churches and other heritage structures that require compatible, traditional materials.

Protecting older buildings with suitable materials
We frequently encounter older properties in Sale, Morecambe and Blackpool that were repaired with hard cement mortar, even though the original construction relied on lime. Cement can trap moisture within walls, leading to internal damp, spalling brickwork and deterioration of softer stone.
Because cement is less flexible than lime, movement in the building may concentrate stress into the masonry rather than the joints. Local Pointing & Roofing carefully removes inappropriate cement repairs and recommends compatible lime-based solutions that respect the building's age, materials and construction methods.
Our careful approach to lime mortar restoration
We begin by analysing the existing mortar, so the replacement mix is compatible in strength, texture and appearance. Old joints are then carefully raked out by hand to minimise the risk of damaging surrounding brickwork or stonework.
Fresh lime mortar is applied using traditional techniques suited to the building type, allowing the joints to cure and perform as intended. This measured process supports breathability, moisture control, flexibility and long-term durability while preserving the character and integrity of historic and period properties.
Case study
A period stone cottage near Lancaster had issues caused by hard cement mortar trapping moisture within the walls. We removed the cement and replaced it with breathable lime mortar, restoring proper wall function and helping protect the masonry long term.
